This calculator is meant to be for demonstration purposes only. Conventional Loans have loan limits (which changes annually) and offer the following minimum down payment options:
- Primary residences: 3% with higher rates or 5% down with standard rates and PMI. 20% down for no PMI.
- Second Homes: 10% down with PMI. 20% no PMI
- Investment properties: 15% down with PMI. 20% down no PMI. 25% down for best interest rates.
FHA also impose Loan Limits (which change annually). Down payments start at 3.5% down for qualifying home buyers.
There is no zero down loan limit on VA Loans so long as you have full VA entitlement available, and you qualify from an income and credit perspective.
Jumbo loans are loans that exceed the Fannie Mae Loan Limits. Down payments start at 10% down with private mortgage insurance. To avoid PMI, borrowers must put at least 20% down or have at least 20% equity in most cases.
